Byron Center has spent the last two decades turning from farmland into one of the faster-growing residential areas south of Grand Rapids. That gives it an unusual split: a lot of genuinely new construction sitting alongside older rural property, and the two could not ask for more different things from a heating and cooling contractor.

A great deal of Byron Center housing is recent enough that the original equipment is still in place. New does not mean correct, though. A production build is sized and laid out to a plan, and if the finished basement, the sunroom, or the bonus room over the garage came later, the system was never designed to carry them.

Two-story homes that fight themselves

The larger two-story plans common here are the classic case for zoning. One thermostat downstairs trying to serve two floors will overcool the main level to get the bedrooms comfortable, or leave the bedrooms hot to keep the main level from freezing. Zoning or a second system is usually the real fix, not a bigger condenser.

New construction HVAC for builders

We do new construction work as well as service, including sheet metal fabrication and full system installation. In an area building at this pace, that means we are often working on a house before anyone lives in it, which is a different discipline from arriving after something breaks.

Weather and geography

Byron Center sits inland with open ground around much of it, so wind exposure is a real factor on newer subdivisions with few mature trees. Winters bring the same lake-effect snow as the rest of Kent County, and larger newer homes with big glazed areas can pick up serious solar gain on a summer afternoon.

My house is only ten years old. Why is the upstairs still uncomfortable?
Age is not the issue. A newer home can be uncomfortable because the load was calculated for the house as drawn rather than as finished, because a single zone is being asked to serve two floors, or because the return path upstairs is undersized. All three are fixable, and none of them require replacing equipment that is still perfectly good.
