Jenison sits in Georgetown Township on the Ottawa County side of the Grand River, and it is one of the more consistently built places we serve. Most of it went up across a few decades of steady suburban growth, which makes the heating and cooling problems here unusually predictable once you know the era.
Jenison filled in steadily rather than in one boom, so you find homes from several decades sitting side by side on similar lots. Much of that housing is now on replacement equipment, and the quality of the original duct design varies more than the houses themselves do.
Split-level plans are common through this part of Ottawa County, and they are genuinely difficult to condition evenly. Air stratifies between levels, the lower level runs cold in winter while the upper runs hot in summer, and a single centrally placed thermostat cannot see either problem. Return placement and airflow balancing matter far more here than equipment brand.
A lot of these homes have had the lower level finished at some point. That converts an unconditioned buffer into living space, changing the load on a system that was never asked to carry it, and it very often happens without a single additional return being added.
Being closer to Lake Michigan than Grand Rapids, Jenison sees a bit more lake-effect snow and slightly moderated temperature swings. Humidity in summer is the more practical issue, especially in the finished lower levels where cool surfaces and damp air combine to produce exactly the musty basement smell people call about.
