Holland is the furthest city we regularly serve and the only one directly on the Lake Michigan shoreline, which changes the heating and cooling problem in ways no inland city shares. Between Lake Macatawa, the lakeshore itself, and a historic downtown, it has building conditions that the rest of our service area simply does not produce.

Lakeshore humidity is the defining issue

Proximity to the water keeps summer humidity high and persistent. That makes moisture control, not raw cooling capacity, the thing that determines whether a house feels comfortable. An oversized air conditioner is actively counterproductive here: it drops the temperature fast, shuts off before it has removed much moisture, and leaves the house cold and damp.

Historic homes near downtown

Holland's older core has the same retrofit constraints as the older parts of Grand Rapids, with the added complication of moisture. Ductless systems often suit these homes well, because they give room-by-room control and dehumidification without opening up plaster.

Seasonal and second properties

Lakeshore property is not always occupied year round, and a house that sits empty has its own requirements: freeze protection, humidity control while nobody is watching, and reliable remote monitoring through a modern thermostat. Setting one of these up correctly is different work from servicing a full-time residence.

Weather and geography

Holland gets the heaviest lake-effect snow of anywhere we serve and the strongest lake moderation, meaning slightly milder cold snaps but far more snow and much higher humidity through summer and into fall. Equipment near the shoreline also lives in a more corrosive environment than inland units, which is worth factoring into both maintenance intervals and expected life.

Is Holland actually within your service area?
Yes, though it is the longest drive we make. Our shop is on the far side of Grand Rapids from you, so it is worth calling before assuming same-day availability. For planned work such as installation and maintenance, distance makes very little difference.
My house near the lake feels clammy even with the AC running. Why?
Usually because the cooling system is oversized for the house. It satisfies the thermostat quickly and shuts off, and since moisture removal only happens while the system is actually running, it never gets the humidity down. Correct sizing, longer run times at lower capacity, or dedicated dehumidification are the real answers. A bigger unit makes it worse.
